How much does an appraisal cost?

Fees for appraisal services vary greatly depending on the type of property and the use of the report. Different types of properties require more investigation and analysis in order to complete the valuation. As well, depending on the use of the report the depth of the report will vary from a short form style report to a long written narrative report.

Fees are based on the estimated time and expenses required to professionally complete the assignment. The fee is not based on the value of property, however, based on the difficulty and extent of the assignment.

We provide appraisals primarily in Metropolitan Toronto and York Region as well as some parts of Simcoe, Durham and Peel.

What is a drive by versus a full appraisal?

  • A Limited Appraisal, commonly referred to as a drive by includes a cursory exterior inspection of the property. As such the report content is more limited in terms of detail of the subject property and the sale and provides a range of estimated value based on the available information.
  • A Full Appraisal includes both interior and exterior inspections of the property. The report has more detail regarding the subject property and features as well as the comparable sales employed in the valuation.

When should I get an appraisal?

Most of our appraisals are for mortgage financing. However, appraisal valuations can be completed for potential sale, potential purchase, estate planning, estate sale, matrimonial split, corporate relocation and Asset Management.

My building is not complete. Can I still get an appraisal?

An appraisal can be completed prior to, during construction or when the property is complete. This depends on the purpose of the appraisal and may depend on the level of financing which is needed as well as the specific lenders policy. Often an appraisal is completed prior or during construction with a follow up final inspection completed at the time the work is finished to confirm that the property is complete and conforms with the original plans.
